Moving to East Grinstead: Neighbourhoods, Schools, Trains and House Prices

Moving to East Grinstead puts you in the far north-east corner of West Sussex, where the county meets Surrey and Kent: a market town with one of the best-preserved medieval High Streets in the south east, Ashdown Forest a few miles away and a direct line to London Victoria in about an hour. It sits in Mid Sussex, one of the dearest districts in the county. HM Land Registry put the average home in Mid Sussex at £430,777 in July 2026, about £57,000 above the West Sussex average and 0.2% down on a year earlier. This page covers prices, the neighbourhoods, trains and roads, schools and the things to check before you buy.

Price trend: down 0.2% on a year earlier; the county average fell 0.1%.

Trains: direct to London Victoria, with the fastest trains taking about 56 minutes. East Grinstead is the end of the line.

Councils: Mid Sussex District Council for council tax and bins, West Sussex County Council for schools and roads, plus East Grinstead Town Council.

East Grinstead house prices by property type

The figures below are HM Land Registry's UK House Price Index averages for July 2026, the latest month published. Mid Sussex covers East Grinstead, Haywards Heath, Burgess Hill and the villages between, so treat them as a guide rather than a town price.

Property typeAverage price, July 2026 (Mid Sussex)West Sussex average
All homes£430,777£373,740
Detached£732,782£664,550
Semi-detached£451,606£421,312

Prices across Mid Sussex were flat in the year to July 2026, which gives buyers more room to negotiate than in the post-pandemic years. East Grinstead has a wider spread of housing than its neighbours: period cottages in the old town, large Victorian and Edwardian houses on the hills, plenty of post-war family homes and a good stock of newer flats near the station. For the tax on top of the price, see our stamp duty guide.

The neighbourhoods: where to look

The old town and High Street

The eastern end of the High Street is the reason many people fall for the town: a long run of timber-framed and sandstone buildings, some dating back to the 14th century, along with Sackville College, the 17th-century almshouse, and St Swithun's Church. Homes here are mostly cottages, flats above shops and a handful of listed townhouses. Expect character, thick walls and little parking.

The town centre and London Road

West of the old town, London Road is the main shopping street, with newer flats and conversions close to shops and a downhill walk to the station. This is where first-time buyers and downsizers usually start looking.

The south side: Dunnings, Saint Hill and the reservoir

The roads running south towards Weir Wood Reservoir are leafier, with larger detached houses on bigger plots and quick access to open countryside. You will want a car here; the walk back up to the town is a steep one.

Imberhorne and the west

The west of the town has more post-war and modern family housing around Imberhorne, close to one of the town's secondary schools and with easier access to Crawley and Gatwick along the A264.

Nearby villages

Forest Row, on the edge of Ashdown Forest just over the border in East Sussex, and Ashurst Wood, between the town and the forest, both draw buyers looking for a village with East Grinstead's station a short drive away. Felbridge, on the north-west edge, is in Surrey, which changes the council and school admissions authority.

Trains, roads and the commute

East Grinstead is the terminus of a branch line through Oxted, East Croydon and Clapham Junction to London Victoria. Southern runs direct trains, and the fastest take about 56 minutes; the typical journey is closer to an hour. Because every train starts here, getting a seat in the morning is rarely a problem, which is a real draw over through stations further south. Some peak services run to London Bridge instead of Victoria. Check the current timetable before you commit to a commute.

The station is also the northern terminus of the Bluebell Railway, the heritage steam line to Sheffield Park, which shares the site with the main line station.

By road, the A22 runs north to the M25 at Godstone and south through Ashdown Forest, and the A264 heads west to Crawley and the M23. Gatwick Airport is roughly half an hour away by car. Traffic on the A22 through the town centre is a long-standing local complaint at peak times. If you are coming from the capital, see moving between Sussex and London, and compare the town with others in our best commuter towns guide.

East Grinstead schools: how places are decided

West Sussex County Council runs school admissions in East Grinstead, not the district council. For a secondary place starting in September 2027, the application deadline is 31 October 2026; for primary and infant schools, it is 15 January 2027. If you are buying in Felbridge, you apply through Surrey County Council instead, and in Forest Row through East Sussex.

The town has two state secondary schools, Imberhorne School and Sackville School, both with sixth forms, and several state primaries spread across the town. Places are allocated by each school's oversubscription criteria, usually starting with looked-after children and siblings, then catchment or distance. Read each school's latest Ofsted report and visit before you choose; our page on moving house with children covers the move itself.

What to know before you buy

  • The hills. The town is built on a ridge, and many streets are steep. Check the walk to the station and the shops from any address before you offer.
  • Old buildings. Much of the old town is a conservation area with many listed buildings, so extensions and replacement windows need extra consents. A full building survey is worth paying for on any period house; see property surveys explained.
  • Healthcare. Queen Victoria Hospital, famous for the pioneering plastic surgery of Archibald McIndoe and the Guinea Pig Club in the Second World War, is a specialist hospital rather than a full A&E. The nearest major emergency departments are at East Surrey Hospital in Redhill and the Princess Royal in Haywards Heath.
  • Councils. Mid Sussex District Council handles council tax and bins; our guide to council tax when moving house in Sussex explains how to set it up.

Is East Grinstead a good place to live?

For commuters who want a seat on the train, countryside on the doorstep and a real old town, it is one of the better-value choices in Mid Sussex, with more variety of housing than Haywards Heath. The trade-offs are the hills, the A22 traffic and a journey into London that is reliable but not fast. Compare it with our guides to moving to Haywards Heath and moving to Crawley, and when you are ready to book the move, see removals in East Grinstead or start from the Move Sussex homepage.
