Moving to Uckfield: House Prices, Trains to London, Schools and Council Tax

Moving to Uckfield puts you in the largest town in Wealden district, on the River Uck between Ashdown Forest and Lewes, with a direct train to London Bridge at the end of the line. HM Land Registry put the average home in Wealden at £380,679 in August 2026, 1.6% lower than a year earlier and well above the East Sussex average of £315,247. This page covers what homes cost by type, the trains, schools, and council tax for 2026/27, where Uckfield's town precept makes the bill noticeably higher than in the villages around it.

Uckfield house prices by property type

These are HM Land Registry UK House Price Index averages for August 2026, the latest month published. They cover the whole of Wealden, which runs from Crowborough down to Polegate and includes a lot of expensive rural property, so treat them as a guide to the market rather than a valuation of a particular street.

Property typeWealden average, Aug 2026Change on a year
Detached£575,010-2.1%
Semi-detached£341,952-0.9%
Terraced£285,348-0.6%
Flat or maisonette£180,919-3.6%
All homes£380,679-1.6%
First-time buyer average£289,839-1.3%

Prices have eased slightly across every type, with flats falling furthest, which gives buyers some room to negotiate. Uckfield itself has more terraced and semi-detached housing and more modern estates than the surrounding villages, so typical town prices sit closer to the semi and terrace figures than to the district-wide average. For buying costs, see our stamp duty guide or use the stamp duty calculator.

Town or village?

The older part of Uckfield climbs the High Street from the river, with period terraces and townhouses close to the station and shops. Most of the town's housing is in post-war and newer estates spread across the hills either side. Many buyers also look at the villages within a few miles, which share Uckfield's station and secondary school but have smaller parish precepts and so lower council tax (see the table below). Buxted has its own station on the same line, one stop towards London.

Trains and getting around

Uckfield is the terminus of the Uckfield line, which runs north through Buxted, Crowborough and Eridge to Oxted, East Croydon and London Bridge. Southern runs a roughly hourly direct service, with the fastest journey about 1 hour 10 minutes and most trains taking 70 to 80 minutes. There is no rail link south: the line to Lewes closed in 1969, so Brighton and Lewes are reached by bus or car. Check times on the Southern website before relying on a commute.

By road, the A22 runs north towards East Grinstead and the M25, and south towards Eastbourne, while the A26 links to Lewes and to Crowborough and Tunbridge Wells. Ashdown Forest and Sheffield Park, home of the Bluebell Railway, are both a short drive away.

Schools

Uckfield College is the town's state secondary school and has a sixth form. Admissions for East Sussex schools, including the primaries in the town and nearby villages, are run by East Sussex County Council: the deadline for secondary applications for September 2027 is today, 31 October 2026, and primary applications close on 15 January 2027. Check each school's latest Ofsted report and catchment history before you fix on a street, and read our moving house with children guide for timing.

Council tax 2026/27

Wealden District Council publishes the bill for every parish. Uckfield Town Council's precept for 2026/27 is £1,432,188, which is why the town's bill is higher than the villages around it:

ParishBand BBand CBand D
Uckfield£2,191.58£2,504.68£2,817.75
Framfield£2,075.82£2,372.37£2,668.91

For comparison, Band D is £2,777.14 in Crowborough and £2,799.01 in Hailsham. Set up your account with Wealden as soon as you have a completion date; our page on council tax when moving house in Sussex explains how the move-in date is treated.

Practical moving-day notes

The High Street is steep and busy, with limited loading space, so a large removal lorry may need a parking bay suspension, which is booked with East Sussex County Council rather than Wealden. Our removals in Uckfield page covers local access and costs. For general prices, see removal costs in Sussex; if you are comparing nearby towns, read moving to East Grinstead and moving to Lewes, or go back to the moving to Sussex guide.
