Seaford house prices by property type
These are HM Land Registry UK House Price Index averages for August 2026, the latest month published. They cover the whole of Lewes district, and Seaford is only part of it, so treat them as a guide to the market rather than a valuation of a particular road.

Lewes district is running against the county: houses rose by around 2% over the year while East Sussex as a whole slipped. Flats are the exception, down 1.2%, the same direction as the county. In Seaford, the stock leans towards bungalows and detached houses on generous plots, plus seafront flats, so check service charges, lease length and any planned roof or sea-facing repairs before you buy a flat on the Esplanade.
The neighbourhoods: where to look
Town centre and the seafront
The streets between Broad Street, Church Street and the Esplanade hold Victorian and Edwardian terraces, flats over shops and seafront blocks. They are closest to the station, the shops and the beach, and the best choice if you want to live without a car. The Martello tower at the eastern end of the Esplanade houses Seaford Museum.
East Blatchington and Bishopstone
To the west and north-west, East Blatchington is an old village absorbed into the town, with a flint church and quieter roads of interwar and post-war houses. Bishopstone, beyond it towards Newhaven, has its own small station on the branch line.
Chyngton and the Seaford Head side
East of the centre, the Chyngton area runs up towards Seaford Head, with larger detached houses and bungalows, many with sea or Downs views. It is the closest part of town to the clifftop walks and the Cuckmere valley, and generally the most expensive.
Sutton and the north of the town
Around Sutton Road and the roads north of the A259, family houses and bungalows from the mid twentieth century dominate, often at lower prices than the coastal edge and close to the secondary school.
Trains and getting around
Seaford station is the terminus of the Seaford branch, which runs through Bishopstone and Newhaven to Lewes. Southern lists Seaford to Lewes at 17 minutes, and trains continue to Brighton. There are no direct trains to London: you change at Lewes for Victoria, and the whole journey usually takes a little under two hours depending on the connection, so check the journey planner for your actual commuting times before you commit.
By road, the A259 coast road runs west to Newhaven and Brighton and east over the Cuckmere at Exceat towards Eastbourne. The A26 links Newhaven to Lewes and the A27. Newhaven also has the ferry port with sailings to Dieppe, a short drive away.
Schools
Seaford Head School is the town's secondary, and Ofsted rated it Outstanding at its inspection in November 2023. It is part of the Seaford Learning Trust, alongside Chyngton School, a primary. Other primaries include Seaford Primary, Cradle Hill Community Primary and Annecy Catholic Primary. Places are allocated by East Sussex County Council, so check the admissions criteria for the exact address before you buy, and read the latest Ofsted report on the Ofsted website rather than an estate agent's summary.
Council tax: why Seaford comes out lowest
Lewes district bills include a town or parish precept, which is why the same band costs different amounts in each town. For 2026/27 Lewes District Council's published schedule gives these Band D totals:
| Town | Band D 2026/27 | Band C | Band E |
|---|---|---|---|
| Seaford | £2,720.62 | £2,418.34 | £3,325.21 |
| Telscombe | £2,736.56 | £2,432.51 | £3,344.69 |
| Peacehaven | £2,790.19 | £2,480.18 | £3,410.24 |
| Newhaven | £2,831.74 | £2,517.11 | £3,461.02 |
| Lewes | £2,888.03 | £2,567.15 | £3,529.82 |
A Band D home in Seaford pays about £167 a year less than the same band in Lewes. Look up the band of a specific property on the Valuation Office Agency's council tax checker before you budget.
Living there: what to know
The beach is shingle, steep in places, and the sea defences are maintained by regular reprofiling, so expect machinery on the beach at times. Seaford Head nature reserve and the walk to Hope Gap and Cuckmere Haven start from the eastern edge of town, and the Seven Sisters Country Park is just across the river. Seaford has an older age profile than most Sussex towns, which shows in a strong daytime high street and a busy calendar of clubs, and in a quieter evening scene than Brighton or Lewes.
Practical moving-day notes
Many roads near the seafront and the centre are narrow, and parking for a large van needs planning. Our removals in Seaford guide covers parking and access. For general prices see removal costs in Sussex, and if you are comparing towns, read moving to Lewes and moving to Eastbourne, or go back to the Move Sussex homepage.
