Moving to Haywards Heath: Areas, Schools, Trains and House Prices

Moving to Haywards Heath puts you on the main London to Brighton railway, with fast trains to London in about 45 minutes, in a Mid Sussex town of 30,827 people (2021 census, town parish) ringed by villages and countryside. That convenience shows in the prices: homes in Mid Sussex averaged £430,777 in July 2026, according to HM Land Registry, against £373,740 for West Sussex as a whole. This page covers what each type of home costs, the main areas, how school places work, and the commute.

Haywards Heath house prices by property type

They are a fair guide to the town, though the villages around it, Lindfield and Cuckfield in particular, tend to sell above these averages. Prices were close to flat over the year to July 2026.

Flats near the station are the cheapest way in, and they are popular with London commuters, so they rarely sit on the market for long. Family houses within walking distance of the station carry a premium. To compare another Mid and West Sussex commuter town, see moving to Horsham, or head to the coast with moving to Brighton.

The areas: where to look

Town centre and the station

Haywards Heath grew up around the railway, which arrived in 1841, so the station sits at the heart of the town rather than on its edge. The streets around Perrymount Road and the Broadway have flats and Victorian terraces, plus the main restaurants and bars. South Road and Sussex Road form the shopping street. This is the most practical place to live without a car.

Lindfield

About a mile north-east of the town centre, Lindfield is a village with a common, a pond and a long High Street of tile-hung and timber-framed houses. It has its own shops, pubs and primary schools and is the most sought-after address in the area, with prices to match. There is no station in the village, so commuters drive, cycle or catch the bus to Haywards Heath.

Cuckfield

West of the town, Cuckfield is an older village with a medieval church, independent shops and Warden Park secondary school. Homes are a mix of period cottages and larger detached houses, and it is a short drive or a long walk to the station.

Bolnore Village

On the south-west edge, Bolnore Village is a large modern development of houses and flats built over the last two decades around woodland and green space, with its own primary school. It suits buyers who want a newer home with a garden, though it is a drive or a bus ride from the station.

North and east Haywards Heath

The roads north of the station and out towards Lindfield, along with the Franklands area to the east, are mainly inter-war and post-war semis and detached houses on generous plots: the classic Haywards Heath family house. The Princess Royal Hospital is on the eastern side of town.

Haywards Heath schools: how places are decided

West Sussex County Council runs admissions for state schools. Community schools give priority to children living inside their catchment area when they are oversubscribed, while academies and church schools set their own criteria, so check each school's rules rather than assuming the nearest will take your child.

The main state secondaries for the town are Oathall Community College in Haywards Heath and Warden Park Secondary Academy in Cuckfield, with St Paul's Catholic College in nearby Burgess Hill for Catholic families. Independent schools in the area include Ardingly College and Great Walstead.

For children starting secondary school in September 2027, the closing date for applications to West Sussex is 31 October 2026. If you are moving after that date, apply as soon as you have a confirmed address, but expect popular schools to be full. Our sister site explains how catchment areas work and the in-year admissions process when you move house.

Trains and the London commute

Haywards Heath is on the Brighton Main Line and is served by Southern and Thameslink. The fastest direct trains reach London Victoria in around 43 to 45 minutes, and Thameslink runs direct to London Bridge, Farringdon and St Pancras International, which helps if you work in the City or travel on to the Midlands or Europe. Gatwick Airport is one or two stops north and Brighton is around 20 minutes south.

The station has a large car park, but spaces fill early on weekdays, and the line is busy at peak times: expect to stand on some morning trains. If you drive, the A23 runs a few miles west of the town towards Crawley, the M23 and the M25.

Moving day

Many roads near the station and in the town centre have permit parking or yellow lines, so check with Mid Sussex District Council whether you need a parking suspension for a removal lorry.
