Moving to Bognor Regis: House Prices, Neighbourhoods, Trains, Schools and Council Tax
Moving to Bognor Regis gets you a sandy seafront, a pier, a regeneration programme on the promenade and some of the lowest house prices on the West Sussex coast. This page covers prices, the neighbourhoods, trains, schools and the council tax figures that vary more than most people expect from one parish to the next.

Bognor Regis house prices by property type
These are HM Land Registry UK House Price Index averages for August 2026, the latest month published. They cover the whole of Arun district, so treat them as a guide to the market rather than a valuation of a particular street.
| Property type | Arun, August 2026 | Change on a year | West Sussex average |
|---|---|---|---|
| All homes | £320,505 | -1.2% | £373,470 |
| Detached | £549,293 | -1.1% | £661,673 |
| Semi-detached | £350,575 | -0.2% | £420,655 |
| Terraced | £275,785 | -0.3% | £335,203 |
| Flat or maisonette | £167,944 | -3.4% | £197,770 |
| First-time buyer average | £253,833 | -1.0% | £294,092 |
Houses held their value through the year while flats dropped 3.4%, the same pattern as the county. A flat at under £170,000 on average is one of the cheapest ways onto the Sussex coast; the trade-off is that resale is slower when the flat market is soft, so check the service charge, the lease length and any cladding or roof works before you commit. The neighbourhoods: where to look
Town centre and the seafront
The streets between the High Street, London Road and the Esplanade are a mix of Victorian and Edwardian terraces, flats over shops and converted seafront villas. They are the cheapest part of town and the closest to the station and the pier, but most houses have no off-street parking and much of the centre sits in a Controlled Parking Zone, which matters on moving day as well as every other day.
Felpham
East of the town, Felpham is a village in its own right, with an old church, a pub-lined village centre and a long run of beach huts along the seafront. Bungalows and 1930s houses dominate, many with gardens and drives, and it carries a premium over central Bognor. The poet William Blake lived in a cottage here from 1800 to 1803.
Aldwick and the Aldwick Bay Estate
West of the centre, Aldwick has the quietest streets and some of the most expensive houses in the area, including the private Aldwick Bay Estate close to the beach. Expect larger plots and detached houses, and a short drive or bus ride to the shops.
North Bersted and the newer estates
North of the A259, Bersted and the developments around it offer newer family houses at prices that often undercut the coastal villages. Check whether a property is on a private managed estate with an annual estate charge, which is common on recent builds.
Trains and getting around
Bognor Regis station sits at the end of a short branch line from Barnham. Southern runs direct trains to London Victoria, roughly hourly; Southern lists the fastest journey at 1 hour 48 minutes, with the first departure at 05:56 and the last at 21:26. For Chichester, Worthing, Brighton or Portsmouth you change at Barnham onto the coast line. Gatwick Airport is reachable by rail, usually with one change.
By road, the A259 runs east to Littlehampton and west towards Chichester, where the A27 links to Portsmouth and Brighton. The A29 heads north to the A27 at Fontwell. In summer, traffic on the A259 and around the holiday resort on the eastern edge of town slows everything down, so do not book a Saturday move in August if you can help it.
Schools
Bognor Regis has a good spread of primary schools, many of them academies. The main secondary schools serving the town are The Regis School in the centre and Felpham Community College to the east; families in the villages to the north also look at Ormiston Six Villages Academy in Westergate. Places are allocated by West Sussex County Council using catchment and distance, so check the admissions rules for the exact address before you buy. The University of Chichester also has a campus in Bognor Regis, home to its engineering and digital technology park.
Ofsted grades change, so read the latest report for any school on the Ofsted website rather than relying on an estate agent's summary.
Council tax: why the parish matters
Arun is split into parishes, and each adds its own precept to the bill. For 2026/27 the Band D charge is £2,538.99 in the Bognor Regis parish, £2,439.80 in Bersted, £2,432.61 in Felpham and £2,418.38 in Aldwick, according to Arun District Council. The gap between central Bognor and Aldwick at Band D is about £120 a year, which is worth knowing if you are choosing between two similar houses either side of a parish line. Look up the band for the specific property on the Valuation Office Agency's council tax checker.
What is changing
The seafront has been the focus of regeneration for several years, with Arun District Council working on the area around the Regis Centre and the promenade. Plans change as funding moves, so read the council's own regeneration pages rather than a developer brochure if a particular scheme affects the street you are buying on.
Practical moving-day notes
Parking is the local variable. Arun requires at least 10 working days' notice for a bay suspension, and a suspended bay cannot be used by a removal van, which needs a dispensation instead. Our removals in Bognor Regis guide sets out the fees and the rules. For general prices, see removal costs in Sussex, and if you are comparing towns along the coast, read moving to Chichester and moving to Worthing, or go back to the Move Sussex homepage.
