Moving to Bexhill-on-Sea: House Prices, Neighbourhoods, Trains, Schools and Council Tax
Moving to Bexhill-on-Sea means a long, flat seafront, a Grade I listed modernist pavilion, a shingle beach that runs out to Cooden, and a slower pace than Hastings or Eastbourne either side of it. HM Land Registry put the average home in Rother district, where Bexhill is by far the largest town, at £335,680 in August 2026, 1.9% lower than a year earlier. This page covers what homes cost by type, the parts of town people actually choose between, trains, schools, and a council tax change that every new Bexhill household should know about.
- Average home: £335,680 in Rother district, August 2026 (HM Land Registry), against £315,247 across East Sussex.
- Price trend: down 1.9% on a year earlier; the county fell 1.0%.
- Trains: direct Southern services to London Victoria, the fastest listed at 1 hour 53 minutes; Lewes in about 41 to 48 minutes.
- Council tax: the county, district, police and fire share of a Band D bill is £2,576.64 for 2026/27, before the Bexhill Town Council precept, which rose from £917,440 to £1,610,588 this year.
Bexhill house prices by property type
These are HM Land Registry UK House Price Index averages for August 2026, the latest month published. They cover the whole of Rother, which also takes in Battle, Rye and a large rural area, so treat them as a guide to the market rather than a valuation of a particular street. Bexhill makes up most of the district's homes, so the figures track the town closely.

| Terraced | £290,456 | -0.9% | £285,170 |
| Flat or maisonette | £181,563 | -0.6% | £172,507 |
| First-time buyer average | £257,185 | -0.8% | £248,560 |
Rother sits a little above the county average on every property type, largely because East Sussex includes cheaper Hastings. Prices have eased slightly over the year across the board, so buyers have some room to negotiate. Flats are the obvious entry point: Bexhill has a large stock of seafront and central blocks from the 1930s onwards, many bought by downsizers. Check the service charge, the lease length and the state of the lift and roof before you offer. For buying costs, see our stamp duty guide or run the numbers in the stamp duty calculator.
The neighbourhoods: where to look
Town centre and the seafront
The Edwardian streets around Devonshire Road, Western Road and Sea Road hold the shops, the station and most of the flats. The De La Warr Pavilion, which opened in 1935 and is now an arts centre, anchors the seafront, with a long promenade either side. Living here means walking to everything, but most houses and blocks rely on on-street permit parking.
Old Town
Inland and uphill from the centre, Bexhill Old Town is the original village, clustered around St Peter's Church, with flint walls, older cottages and narrow lanes. Houses come up less often and the lanes are tight for large vans.
Little Common and Cooden
West of the centre, Little Common has its own village shops and a roundabout high street, and Cooden runs down to the beach, with a golf club and its own station at Cooden Beach. This is the bungalow and detached-house end of Bexhill, popular with families and with people retiring from London, and it commands the highest prices in town.
Sidley, Collington and Pebsham
North of the railway, Sidley is the most affordable part of Bexhill, with terraces, semis and the town's newer link road connections. Collington, with its own small station, sits between the centre and Little Common. Pebsham, on the eastern side towards Hastings, has larger post-war and newer estates and a country park on the edge.
Trains and getting around
Bexhill station is on the coast line between Eastbourne and Hastings, with smaller stations at Collington and Cooden Beach. Southern runs direct trains to London Victoria via Lewes; Southern lists the fastest journey at 1 hour 53 minutes, and most take nearer two hours. Southern gives 41 to 48 minutes to Lewes and 33 to 34 minutes to Rye. Brighton is reached directly along the coast. Some London journeys are quicker with a change at Hastings onto Southeastern trains towards London Bridge and Charing Cross, so check both routes for your commute.
By road, the A259 runs along the coast to Eastbourne and Hastings, and the A269 heads inland towards Battle. The Bexhill to Hastings link road (the A2690) lets traffic bypass the town centre on the way to Hastings. There is no motorway nearby; allow well over two hours to drive to central London.
Schools
The main secondary schools are Bexhill Academy and St Richard's Catholic College, and post-16 students can go to Bexhill College, a sixth form college in the town. Primary schools are spread across every neighbourhood, including several in Little Common and Sidley. East Sussex County Council allocates places, so check the admissions rules for the exact address before you buy, and read the latest Ofsted report for any school rather than relying on an estate agent's summary.
Council tax: the 2026/27 change
Rother District Council's own share of a Band D bill is £216.95 for 2026/27, up 2.99%. Add East Sussex County Council (£1,960.29), Sussex Police (£281.91) and East Sussex Fire Authority (£117.49) and the Band D total is £2,576.64 before any town or parish charge. Bexhill households then pay the Bexhill-on-Sea Town Council precept and Rother's Bexhill special expenses, which cover Bexhill's parks and museum.
The town council's precept rose from £917,440 in 2025/26 to £1,610,588 in 2026/27, according to Rother's council tax information. The town council says the increase is because it expects to take on community assets from Rother ahead of local government reorganisation, including Egerton Park, Polegrove, Pebsham and Little Common recreation grounds and Collington Wood. Its budget includes £520,436 for taking on those assets and £170,000 for public toilets. Look up the band and the exact bill for any property before you commit, and expect the town element to keep changing while reorganisation is worked out.
Practical moving-day notes
On-street parking in Bexhill is run by East Sussex County Council, so a bay suspension for a removal van is booked with the county, not Rother. Our removals in Bexhill-on-Sea page sets out the fees and the seafront access problems. For general prices, see removal costs in Sussex, and if you are comparing towns along this stretch of coast, read moving to Hastings and moving to Eastbourne, or go back to the Move Sussex homepage.
